Cork County Council will open applications for 13 new affordable homes in Silverwood, Youghal next month, offering first-time buyers significant savings of up to 25.8% below market value on A-rated family properties.
The new development features five two-bedroom houses starting from €215,000, seven three-bedroom homes from €247,000, and one four-bedroom property priced at €267,000. All homes have been constructed by Tipson PRODIG Construction and are designed primarily for first-time buyers and Fresh Start Applicants.
Applications will open at 12pm on Monday, 11th August 2025, running until 12pm on Monday, 1st September 2025 through Cork County Council’s online portal.
The Silverwood location offers residents proximity to Youghal’s town centre within walking distance, whilst remaining approximately 40 minutes’ drive from Cork City. The development sits near three Blue Flag beaches, the coastal boardwalk and greenway, alongside local amenities including shops, restaurants, tennis courts, golf course, swimming pool and gymnasium.

The development in Silverwood is in a great location, within walking distance of Youghal town centre and around 40 minutes’ drive to Cork City. The provision of these houses shows the Council’s continuing progress under the Government’s ‘Housing for All’ national housing plan.”
The scheme operates through an affordable dwelling purchase arrangement where Cork County Council retains a percentage equity share in each property. This share equals the difference between market value and purchase price, with a minimum retention of 5%.
Commuters will benefit from excellent access to the N25 National Route, providing convenient links to East Cork’s industrial and pharmaceutical hubs. The location combines coastal living with practical transport connections for working professionals.

“The launch of these 13 houses, provided by the Council under the Affordable Scheme shows the Council’s commitment to providing homes. To date, more than 230 houses have been made available under the affordable scheme, in ten developments located in nine different towns in County Cork.”
This represents Cork County Council’s tenth affordable housing development, spreading across nine different towns throughout the county. The continuing expansion demonstrates the authority’s commitment to addressing housing needs across diverse communities rather than concentrating developments in single locations.
